Sales have been on the increase over the past few months. Volume has increased as much as 20% this year. Home prices continue to rise being led by historically low mortgage rates, low home inventories, and banks being more aggressive in lending have helped to strengthen the marketplace. Short sales, foreclosures, and bank owned properties are dwindling and the buying public seems to be shifting towards non-distressed homes. It is not unusual for an existing home in good shape to sell the first day on the market and get multiple offers. We are swinging over to a seller's market in the Tampa Bay area. Homeowners with nicely mantained homes are getting better value for their properties.The condo market is trying to rebound. Financing for condos is becoming easier if you have solid financial statements from the Association, and other considerations like reserve balances, % renters vs. owned units, deliquencies, etc. are important qualifying considerations to a lender.
